How much will an AirBnb stay with a pool cost in Seattle??!

A data driven approach to bring you insights on how amenities drive prices of AirBnb listings in Seattle using Airbnb Seattle 2016 listing data.

Finding an accommodation that caters to our needs and fits our budget is the most common problem for any travel lover. We want the luxury of travel with the comfort of a home.

Have you ever wondered are hosts charging you more for their amenities? What are the main amenities that affect reservation prices? Which neighborhoods to stay in? And how much to pay for those amenities?

I will discuss the same questions with AirBnb 2016 Seattle listing data from Kaggle. I explored 3818 listings from 4th January 2016 to 2nd January 2016 for this analysis.

First lets look at overall picture, what factors impact pricing the most in Seattle.

Part I: How do the listing prices look?

Price distribution of Seattle looks unimodal in nature. The average price is $156.72/day . On the other hand, the maximum listing price going up to $1000/day. Most of the listing prices (around 18%) is around $79.4/day.

Part II: Which neighborhood to stay in?

There are three neighborhoods with the strongest positive co-relation with listing price in the order: Downtown, Magnolia, Cascade, Capitol Hill and Queen Anne.

On the other side, Northgate and Rainer Valley has negative co-relation with listing price.

Part III : What accommodation to live in?

Seattle offers at least 15 different properties to stay, from the most common ones like apartments/dorms/House to very unique stays like boats, treehouses and chalets.

Boats cost on an average approx. $280/day and has strongest positive correlation with price. On the other hand, shared room have strongest negative correlation with price.

Finally, I also observed that listing price drops if the bed type was Futon.

For lower listing prices, dorms, shared rooms, bed and breakfast provide a reasonable deal. However, listings like treehouses, lofts provide no bathrooms to the customers.

From the above scatter plots , it is clear that listing with 8 bathrooms and 1 bedroom is a Dorm and a ‘Bed & Breakfast’. This also explains the price lower of $30/day which was actually a Treehouse.

Part IV: Want a doorman, pay more!

Around 96% listings in Seattle have Wireless internet. Heating(95%), Kitchen(89.6%) and Smoke detector(85.9%) are some other most common amenities found in the listings.

The highest average mean price/day is when a listing has a Doorman, Pool and Hot-tub. Having a doorman, has a very strong positive correlation with listing price.

On the other side, around 84% of the cheaper apartments promise just the essentials.

Pat V: Finally, our stay with Pools!

We have only 4% listings with a pool. So, that just means we need to be quick to book them. These are mostly houses, apartments or condos.

From the box plot below, we see a lot of listings in the summer months of June, July and August. However, there are very few listings at the start of January.

There is an minimum price outlier of $30 in January. Other than that we see most of the prices are above $200/day.

Maximum price can go up to $950/day. The outliers look like very high end listings which are available all around the year.

A quick overview looks like the prices remain very much stable over weekdays. On Fridays, there is a slight higher listing price than other days in the week. Interestingly, the minimum average price is for stays on Sundays.

This looks like Seattle is much of a weekend gateway for visitors. You can travel in early September, for lower rates and stay in Capitol Hill for interesting prices.
